Once a bank gets involved, a home appraisal may reflect an objective value that is different from the subjective or emotional value. While this is not an official home appraisal, it does use the same loose parameters. Your home gets compared to other homes in your immediate area that have recently sold and are either the same or very similar in size, condition and property. From that comparison, you get a very good idea of what price or price range you should be listed, and ultimately at what price the property will most likely sell.
